Deposit, Payment, & Cancellation Policy.
Deposit Requirement: A 50% deposit is required at the time of booking to secure your reservation.
Final Payment: Payment in full is required 90 days prior to your reservation date.
Cancellations prior to 91+days: Cancellations made more than 90 days before the reservation are subject to a $300 cancellation fee.
Cancellations Within 60 to 90 Days Prior: Cancellations made between 60 and 90 days of the reservation will forfeit 50% of the total reservation cost.
Cancellations Within 60 days: Cancellations made within 60 days of the reservation date are completely non-refundable.
Strict Noise regulations:
Quiet Hours: Daily 9:00 P.M. to 8:00 A.M. No loud noise and no outside gatherings permitted.
Quiet, low volume gatherings are permitted and encouraged outside of the quiet hours.
No Loud Parties: This is not a Party house. The city of Newport enforces strict noise ordinances.
Please be advised: Newport actively deploys noise compliance officers armed with decibel meters used to issue real-time citations. Fines range from $300 to $500 minimum and can climb higher. These fines are per person, per offense. The host property is also cited and fined by the city. Any city issued property fines are passed directly to the guests. Guests assume full financial responsibiliy for all citations.
Please note:
For added Peace of mind: A discreet self contained caretakers suite is located in a totally separate wing of the property to provide on-site assistance should any urgent need arise.
Your space: Guests enjoy full exclusive access to the main building and use of the front yard sitting area.
Foot traffic: Caretakers have a totally separate entrance but will occasionally walk through the front yard to exit.
The back yard: Caretakers have exclusive use of the back yard.
Total Privacy: Your indoor living spaces remains completely private and separate from the caretakers wing.
Fire/Safety: Historic Hill Manor is fully protected by an automatic fire sprinkler system. However, for the safety and comfort of all guests, no smoking of any kind, no open flames and no candle burning are permitted anywhere within the interior of the building at any time. Smoking is permitted outside of the building.
